Swabhimaan scheme launched by Investor’s Clinic in 2017 is targeted at customers who are not having standard income proofs or do not have complete documentation for taking loan. Investor’s Clinic has declared that the minimum income requirement for getting eligible under the scheme is as low as Rs.15,000 per month. It includes persons generating income in cash / getting salaries in cash. Also as per Investor’s Clinic, they are providing considerable flexibility with respect to certain important documentation requirement for taking loan like Income Tax Proofs, Bank Statement etc.
- Interest subsidy at the rate of upto 6.5% p.a. for loan amount of Rs.6 Lacs for maximum 15 years or actual term, whichever is lower

The Investor’s Clinic Swabhimaan- Aapka Ghar, Aapka Sammaan Scheme 2017 is inspired by the need to capitalize on Pradhan Mantri Awas Yojana launched by Prime Minister Shri Narendra Modi on one hand and the low existing real estate sales in NCR property market for the past 2-3 years which is further hampered by demonetisation. There is nothing new in this scheme. All projects are pre-existing projects where inventories of the builders are lying unsold. Ajnara Khelgaon and Mahagun Montage were launched aroung 6 months ago but the builders are not able to sell their inventory.Similarly,Supertech Officer’s Enclave in Gurgaon is an old project which has not been able to sell. Supertech Shaan is a renamed version of an existing project(Supertech Golf Country Yamuna Expressway). The prices are also not attractive. Attractiveness is being created in the name of PMAY which is available on any project meeting the budget criteria of PMAY. The arrangement under PMAY which requires minimal documentation as per Investor’s Clinic may be an internal arrangement like Byaj Mukt Awas Yojna(Review of Byaj Mukt Awas Yojna BMAY(Interest Free Home Scheme) 2016 by Investors Clinic) wherein interest loan component of buyer was beared by builder. Mahagun Montage can be looked at from end use perspective as it is located at Crossing Republic where already people are residing and NH 24 expansion will make it a good location in future. However, one needs to be cautious about the prices at which one buys as the prices may further decrease in case projects are not sold in such schemes. The locations of Supertech Shaan,Supertech Officers Enclave and Ajnara Khel Gaon are atleast 5-10 years away from good living. One can neither look at these projects from end use perspective nor from investment perspective.
