In this housing scheme, 2BHK & 3BHK flats are available at a very cheap BSP rate of Rs. 1521 per sq ft. The location is on existing National Highway 73 and proposed 60 m wide road and is 2.5 km away from HSIDC Industrial Estate.The location has good connectivity with Chandigarh Airport, Panchkula-Kalka Highway, Gurudwara Nada Sahib and Funcity Amusement-cum-Water Park.

All the above things sound too good to be true. While the scheme says it is of Essel Group, the buyer is required to pay in the name of “KONARK RAJHANS ESTATE PVT. LTD.”

Therefore, we advise you to kindly be cautious before investing in such project. The projects seems to be a very lucrative investment and end use option. One may please exercise caution while investing as Essel Group has recently forayed into Real Estate and this is their first project. Any delay in the project will spoil the attractive price offered in the scheme.

    In my view,investor should beware of this project and other projects to be offered in near future.No transparency and no honesty.Chances of resale are very very remote.Builder will earn because of his so called reputation in public.Investors are not going to earn.If any body is further interested to discuss with me about the details,please call me at my phone no.

    A 3 BHK corner and park facing allotted to me. I visited area and there is no chance of development in another 4-5 years. I requested Asha team to get me a call back from some senior person but no response till date. Very poor response. I intend to surrender my 3BHK. No body in Asha is giving any sort of commitment about the possession. One can not pay 33 lacs for such a remote property (IDC and EDC very high) I can be contacted at 8054499433.

    BUT THEY ARE REPEATEDLY TELLING THAT THEY HAVE TIE UP WITH SBI AND OTHER BANK………( NO NAME )

  • EDC/IDC charges should have been indicated at the time of application.The way this builder has started his dealings in a non transparent manner,i have every doubt that they will deliver the goods honestly.

  • In the brochure the size for 2bhk is 1060 but the in the allotment letter it’s 1100 sq. ft. Secondly EDC/IDC charges mentioned are very high (Rs 531 & Rs 23 per sq.ft.). So the price of 2 bhk from 17 lakhs (BSP) shoots upto 24.5 lakhs.

    So is there any chance it will be increased further or the flat is worth buying?

  • There of 3 BHK is 1345 sq feet. Ideally its a 2 bhk spec.

  • I have applied on line for one unit in their project Asha-2022 on 19/02/2016.Money was immediately transferred to their a/c and i was issued on line receipt and application no.
    Many times i contacted their customer care no.and asked their representatives Sh Avi raj,Jyoti,Amit,Gaurav etc.about the status.At the first instant they have extended the date 2/3 times without finalising the allotment to the first lot. Second ally on phone they always told me that soon it will be decided about the lottery.When i sent them two mails then they came out that my form was not uploaded and my name was not included in the draw.
    To me it appears that this is not a genuine builder and investors may suffer due to this type of mismanagement.Company is en cashing the popularity of Essel Group or their T.V.shows or may prove to be a hoax as other popular groups have done in the past.

  • I dont think this project is worth investing. All one can get is a place to live in chandigarh(outskirts). the construction quality is gonna be dirt cheap and the area is inhabitable as on date. So I am not expecting much of appreciation. I might surrender my allotment.

      This is their first real estate project. the reason of not using the name of Essel Group would be best know to them only. Common Sense suggests that an established player would not like to get himself affected by newly opened real estate business in which project delays are a commmon phenomenon both due to external and internal factors. The chances of internal factors of the company causing delay is less. But external factors cannot be predicted and hence maybe this is the reason why they have not used the brand name fully.

  • How can we verify about the there plan? As all the things are very attractive.
    They are also telling that these flats will be deliver in next three years.
    Please suggest to invest or not as very much confused?

  • They are asking for 6100/- registration fee which is non refundable .
    I don’t have any other concern and yes , project is looking very lucrative as mentioned in the article.

      Rs. 6100 is not a concern Mr. Arpit. You should be concerned about timely delivery and the construction quality at such a cheap price. Take a risk if you can !
