M/s Roseberry Developers Pvt. Ltd. (RDPL) after obtaining necessary approval from the Ghaziabad Development Authority (GDA) executed a Transfer deed in favour of M/s Saya Homes Pvt. Ltd. in respect of Group Housing Plot 10/1, at Plot No. 10, Vaibhav Khand, Indirapuram, Ghaziabad – 201 014 (U.P.) admeasuring 20036 sq. meters which is duly registered as Document No. 8688 Book No.1 Jild No.29584 on Pages from 145 to 182 with the Sub Registrar-IV, Ghaziabad (U.P.) on 05.05.2015.Project is approved and has received NOC from all major authorities like GDA,Airport Authority,Fire Department,pollution control Board,environment authority etc.

The project is designed by hafeez contractor. The project boasts of excellent location as Saya Gold Avenue is adjoining to the well established mall(Shipra Mall) and is at a walking distance from NH-24 and IT hub noida(sectors 62 &63), reputed schools like DPS and high end commercial area around . Upcoming metro is gonna be 5 minutes away from the project and likely to be operational in 2018/19. Saya Builder enjoys good reputation as construction quality is good and their earlier project Saya Zenith was delivered within the target dates.

On the contrary, the area in which the project is located in congested and highly dense. It seems  over crowded and sees traffic jams frequently during evening or peak hours. These are the disadvantages that come along with any prime locality. The real estate market is down and one may not fetch any appreciation in near term. This is one of the very few projects which are under construction in Indirapuram and therefore the buyers will have the advantage of construction with latest technology. Price will see a upward trend only in late 2018/early 2019 once the project is delivered and metro will be available here along with NH-24 turning to 8 lane highway.
