Aditya Park Town commercial complex is being constructed at Aditya World city township by the Agarwal Associates Promoters Limited. Aditya Park Town commercial complex offers commercial retail shops cum offices. Possession as told by builder is around April 2018 but it is expected to be delayed to atleast October 2018.
The Aditya Park Town is a commercial complex which enjoys location advantage as it is going to be the first commercial in the area. The complex will cater to both wave city and Aditya World City township, Ghaziabad. The project is located on a corner plot and is easily visible.
Advantages of Aditya Park Town commercial complex
Aditya Park Town Commercial Complex is at a good location as it is visible to all people visiting the Aditya World City township from NH 24. It is around 0.5km from NH-24 Highway, Ghaziabad.
Disadvantages of Aditya Park Town commercial complex
Only ground floor front facing shops are visible from road. The construction quality is not up to mark. The track record of Aggarwal Associates in commercial projects handed over till date is not very good and many people have faced investment losses.
The structure of Aditya Park Town commercial complex is ready but at present, rate of construction activity in Park Town commercial complex has decreased.The construction has slowed and possession will be delayed. Many commercial and residential projects delivered by Aggarwal Associates have not been completed in committed time.
At present Aditya Park Town retail commercial shops Prices start at around Rs 20000 per sq ft for ground floor, Rs. 10000 per sq ft for first floor, Rs. 9000 per sq ft for second floor and INR Rs. 6000 per sq ft for third floor plus other charges. Price is slightly higher for investment.
One can expect a rent of around Rs. 90/- per sq ft to Rs 120/- per sq ft per month for ground floor front facing retail shops. However, Aditya Park Town Commercial Complex investments will take a long time to grow.
There is no appreciation of this property in last 2 years. Builder had initially sold in 50-50 payment plan and now in December 2017, it has come with another payment plan wherein around 10 percent discount has been granted to the customers for paying the balance 50% amount in advance. The builder is also understood to be sharing the additional GST burden. However, beware that builder has not given anything in writing to the customers. So better to not succumb to the pressure of builder and pay the amount only when you get something in writing.
